Marketing Process

Marketing Process begins with a clear picture of what the competition is...comparing to properties which are either under contract or had sold with in the last 6 months. I personally love seeing what is under contract..noting what the buyers are currently selecting. Is it colors, decorating, neighborhoods, floor plans, or location? Then next preparing the property to show and go:) Just as when you are going down to trade your car off...we give things a fresh look...clean polish and empty things out...Next exposure..did you know that over 75% of buyers find their home on line?

Online marketing is an absolute must...As we all know Pictures and lots of them need to be in place. Have you noticed properties on the market which have NO pictures or very few? I have to wonder how that is working for the sale/marketing process. Description  Lets talk about the property and absolutely include description in any and all marketing...OPEN HOUSE is an absolute bonus to Marketing...the neighbors talk...and who are they talking to? Their friends and family who want to live in the area:) Everyone has always said Price...and yes price will drive them in...not to mention if you are price competing you will see multiple offers and usually a higher offer then list price. However do not price to low...it will throw everyone off..There is a lot that goes into the Right Price when Selling/Marketing  a property. So asking for a good Current Market Report for the neighborhood is essentially a must.
