Open House Tours...

Pulling together a great open house can be a lot of work...Timing is essential..Virtual Tours...Fliers mailed out....Fliers delivered to the neighbors...Posted on line...Signs out days before.....Now the investigation begins....When you have a lot of showings and want to know exactly why you have not had that offer...An Open House, Will Tell all...You will see people open cabinets, closets, go outside, in the garage...If they are going everywhere...Then you can say they are interested..It reminds me of the show Speed Dating...They come in run through and out they go.....If you have a couple stop by...and one party just stands, while the other, is doing all the looking...You already can tell who is the decision maker..Guess which one...The one standing..and by the attitude of standing...You guessed it...They do not like it...LOL...When you have the couple who do love the home...they kinda hang back to see what everyone else is saying....As if they are under cover...Asking the famous question can say a lot...."So what suggestions do you have for the seller" Usually they will let you know what they are looking for..Suggesting what this property does not have...It is valuable information, what we learn during Open Houses...These buyers are usually the experienced window shoppers...They seem to know the competition:)
