Year end Stats:) I can provide a Chart for your Subdivision:)



This quarter, our Listed Homes is down 10% over the last 3 years, yet SOLD is up 2.1%, and Under Contract is up 6.7%.  I think this is good.  We have more buying going on!

Our Median Sold Price is down ONLY 0.7%.  This has NOTHING to do with the values of the home, but a total of all the units sold divided by the sales price.  We want this to go up – but compared to last year – it IS going up. 

Days on Market (DOM is the LOWEST it’s been since 2010!  85 days is the current average, but LAST quarter it was 80!  Good numbers :)  REMEMBER – this is an MLS wide average – all price ranges and areas.  I can provide a subdivision CMA for more location accurate data.

Lastly I  can provide a chart of “Sold Price” (SP) vs. “Original Price” (OP).  This number is DROPPING some – 1.4%.  Charts show that on average, homes are being sold for 93.6% of the ORIGINAL asking price.  This won’t include price drops in the MLS – just the original list price.

WHAT DOES THIS MEAN?  Things are getting better!  We are a balanced market, with reasonable times to sell homes.  It is believed 7% off original price seems a LITTLE high – but that could be reflective of over pricing to start, or short sales affecting the difference.  But note that percentage has RISEN from 2010 and 2011.  All good signs!
