Seller Tips-Buyers Experiance

 As a recent Seller myself the emotions I experiences as a typical seller: Where do I begin. I am sure Being my own seller/and Agent, Yes it was a bit much. As a typical seller I had to take the best advise any seller could have been given.
Declutter, and when you think have decluttered, start all over and declutter even more...Yes as an agent I am normal. We love to shop, we love to decorate, we love to store things. And oh how we had things stored away. We love to have our memories with our family out to enjoy. Family Pictures:) So to get started we cleaned out   the closets, under beds, behind the couch, under the coach. Do I dare look in the  garage? YIKES. This was a good experience for me as a seller/Agent. The Best advise I give to all my clients. I had to put into practice. Go through every room, room by room, look it over. Touch up paint, shine the windows, clean light fixtures, clean the mirrors. Lets face it Get a storage unit it gets overwhelming and it has to be done. OH and always hire movers, they are worth every penny. Walk around the yard, do you see deferred maintenance?  If you see it, buyers will see it too. Have the roof looked at, plumbing, check all electrical outlets. Are all the door handles locking properly?   Garage door opener, does it run smoothly? I have an amazing check point list to share with you.
Look at it like this: Have you ever test drove a car and seen where someone else had their coffee drink drippings in the drink holder, or dirt on the floor from their dirty feet? Have you noticed scuffed marks on the door panels, kid spill marks on the seats? How much were you willing to pay? Were you ready to look any further? Buyers do not mind buying used cars, as long as they shine, smell nice run smooth, and are reasonably priced. That is the exact experience Buyers are looking for when purchasing their home. It can have a  little dated carpet, however CLEAN carpet, it can have a bit of wear and tear, However it has to be open so they can imagine their family and their belonging in that space. It is important for a family to see their family in the home.

*Meet new clients in our offices.  Have quality video cameras in the lobby that record every movement, and keeps recordings..

*Make sure someone knows where you’re going, and who you’re meeting.  Your Souse, best friend, your business partner, someone else in the office, etc.

*Arrive at your destination early with a new client, and scout all the exits.

*Ask someone to go with you for a new client.

*Qualify new clients, verify their position at work, contact information, Look them UP


*Keep the client in sight when your with them.

Realty World  THOUGHTS:
 
Days on Market (DOM) this spring are lower than I remember in some time.  Less than 60 days in May and June.  Jul is 64% of 20% lower than July 2012 (or about 2 weeks).  While the numbers may be trending up SLIGHTLY for July from May/June, that seems to be typical for July in general, but we are still selling nearly 2 weeks faster than a year ago.
 
Supply and Demand (S&P) has made BIG shifts.  We have 17.9% fewer homes on the market than Jul ’12, we have a whopping 24.3% more home under contract, and 11.2% more homes sold.  What does that mean?  Fewer homes to look at, and they are selling quickly.  Probably closer to asking price (if not more).  I would prepare buyers that IF they see a home they like, move fast.  You’ll have fewer homes to show them, and they should expect to pay closer to asking price, IF the home was priced well.  IF the home has been on the market for a LONG time, the seller should start to exam the listing price, or the condition of the home.
 
Months Supply of Inventory (MSI):  All the above tells us our supply is low.  29% less than Jul ’12.  If our same sales rate continues, and no other homes were listed in the market, in just about 3.5 months, we would no longer have homes to sell.

WHAT is a CMA!!!!

WHAT IS A CMA?
No two homes are identical, which is why choosing a sales price or offer price for a home can be
challenging. That’s where the comparable market analysis, or CMA, can be useful.
What is a CMA?
The CMA is a side-by-side comparison of homes for sale and homes that have recently sold in the same
neighborhood and price range. This information is further sorted by data fields such as single-family or
condo, number of bedrooms, number of baths, zip codes, and many other factors. Its purpose is to show
fair market value, based on what other buyers and sellers have determined through past sales, pending
sales and homes recently put on the market.
How is the CMA created?
CMAs are generated by a computer program supplied by your real estate agent’s multiple listing service
(MLS). The MLS is available to licensed members only, including brokers, salespeople, and appraisers,
who pay dues to gain access to the service’s public and proprietary data, including tax roll information,
sold transactions, and listings input by all cooperating MLS members.
Listing agents generate CMAs for their sellers, and buyer’s agents create them for their buyers so both
sides know what current market conditions are for the homes they’re interested in comparing.
How accurate are CMAs?
The CMA is a here-and-now snapshot of the market, based on the most recent data available, but it can
instantly be rendered obsolete by a new listing, or a change of status in a home with the same criteria.
Why? The market is constantly changing – new listings, pending sales, closed sales, price reductions,
and expired listings.
CMAs can vary widely, depending on the knowledge and skill of the person inputting the search
parameters to the software as well as the number and type of data fields that are chosen. That means
some features may not be included.
As informative as the CMA is, it should only be used as a tool and should not substitute for your real
estate professional’s knowledge and advice.

We are in a SELLERS Market!!!

We are in a Sellers Market !!!  Stats are coming out today.  They are going to tell us things we have already felt in the market:
 We have a LOT fewer homes on the market – 3.3 months’ supply (5-6 months’ supply is balanced market). We have 2900 existing homes on the market.  Last year we had 3400.  A 13% decrease.  It’s harder to find homes, sellers are getting their asking price, and we can actually bump up price a little from the comps we find over the last year.  We can increase because MOST appraisers will adjust for supply/demand. 
 New homes : 48 sold last month, with 288 on the market.  Last year 250 on the market so this is an INCREASE of 13% more homes available over last year.  Months’ supply is 5.9 months, which is considered a BALANCED market, but I’m guessing you talk to builders and they are still not making money considering the cost to build.
 IF you are considering buying... and  find a home you love – DO NOT hesitate on offers.  Multiple offers are happening, and cleaner offers (no contingency, Conventional financing or cash, move quick) are getting accepted over less favorable conditions.  While this advice sounds like it’s for buyers, the same applies to  sellers.

How exciting....We won the 1st step in the Contract process. Buyers liked what they saw online. All the space is there, # of Bedrooms, # of Bathrooms, Great Parking, The Areal Vies from Map Quest seem OK... ...Yippy...The buyers agent found the home easy to set up the showings...So far so good...
**Arriving at the home....The buyers have Lots of questions running through their minds.  "Does this neighborhood Look safe for our family?" "What do the neighbors homes look like?"...**Walking up to the Door  "How much work is this one going to need?" "Do we need to plant Grass?" "How much landscaping is needed?"....**Opening the Door  "Do we need new locks, Has it been Broken in to?" **Now for the first 5 second "First impression"...."Does it look as clean as it does on line?"  "Does it smell as Clean as our home?"
**Mom is walking through the home and asking " Where is Billy/Ann going to sleep?" "Is Billy/Ann going to be scared?" "Is Billy/Ann going to be close to our room?" "Can I have everyone over for dinner?"
**Dad is walking through the home and asking "Where is my computer going to sit?" "How close is the bathroom, from where my chair?" "Where are the guys going to hang out?" "How much is this all going to cost me?"  "How much work, Or not is this place?" "Does she like it?"

Effective showings in today's Market is more then Good Pictures, Nice Flyer's, Approachable Listing Agent, Nice Commercials,  & Open House's. Price has to meet the expectations of the buyers for your particular area.

**Sellers are asking "Why did they not make an offer?" We would have done......... **Make it the best it can be, every showing counts.

1.       DO NOT let anyone on your professional computers . 
2.       DO NOT use Professional computers for PERSONAL programs.  Like cooking, coupons, weight loss, shopping.  YOU DON’T KNOW what this can lead to.  
3.       Get a REAL email address.  Hackers target the big free stuff.  Always have a SAFE password!  Upper and lower case with Numbers and/or symbols (OmAhA4623N).  Change your password from time to time, but have a GOOD password. It is reported a hacker can solve a 4 digit password in under 4 minutes.
4.        Tell your clients to NEVER wire money based on an email.  Always call to verify such instructions.
5.       NEVER email clients information.  EVER.  No SSN, no bank accounts, no wire instructions.
